avalia\u00e7\u00e3o<\/h5><h5 class=\"p1\">\u2014 Elabora\u00e7\u00e3o de relat\u00f3rio de avalia\u00e7\u00e3o<\/h5><h6 class=\"p1\">O relat\u00f3rio de avalia\u00e7\u00e3o \u00e9 o documento onde se encontram explicitadas as caracter\u00edsticas do im\u00f3vel apreciado, a metodologia utilizada e o seu valor de avalia\u00e7\u00e3o.<\/h6>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div compara\u00e7\u00e3o, ou seja, em fun\u00e7\u00e3o de transac\u00e7\u00f5es e\/ou propostas efectivas de aquisi\u00e7\u00e3o relativamente a im\u00f3veis com id\u00eanticas caracter\u00edsticas f\u00edsicas e funcionais, cuja localiza\u00e7\u00e3o se insira numa mesma \u00e1rea do mercado imobili\u00e1rio.<br \/>A utiliza\u00e7\u00e3o deste m\u00e9todo requer a exist\u00eancia duma amostra representativa e cred\u00edvel em termos de transac\u00e7\u00f5es e\/ou propostas efectivas de aquisi\u00e7\u00e3o que n\u00e3o se apresentem desfasadas relativamente ao momento de avalia\u00e7\u00e3o.<\/h6><h5 class=\"p1\">\u2014 M\u00e9todo de actualiza\u00e7\u00e3o das rendas futuras<\/h5><h6 class=\"p1\">Consiste na determina\u00e7\u00e3o do valor do im\u00f3vel atrav\u00e9s do somat\u00f3rio dos cash-flows efectiva ou previsivelmente libertados e do seu valor residual no final do per\u00edodo de investimento previsto ou da sua vida \u00fatil, actualizados a uma taxa de mercado para aplica\u00e7\u00f5es com perfil de risco semelhante.<\/h6><h5 class=\"p1\">\u2014 M\u00e9todo dos m\u00faltiplos do rendimento<\/h5><h6 class=\"p1\">Consiste na determina\u00e7\u00e3o do valor do im\u00f3vel mediante o quociente entre a renda anual efectiva ou previsivelmente libertada, l\u00edquida de encargos de conserva\u00e7\u00e3o e manuten\u00e7\u00e3o, e uma taxa de remunera\u00e7\u00e3o adequada \u00e0s suas caracter\u00edsticas e ao n\u00edvel de risco do investimento, face \u00e0s condi\u00e7\u00f5es gerais do mercado imobili\u00e1rio no momento da avalia\u00e7\u00e3o.<\/h6><h5 class=\"p1\">\u2014 M\u00e9todo de substitui\u00e7\u00e3o<\/h5><h6 class=\"p1\">Consiste na determina\u00e7\u00e3o do valor do im\u00f3vel atrav\u00e9s da soma entre o valor de mercado do terreno e de todos os custos necess\u00e1rios para a constru\u00e7\u00e3o de um im\u00f3vel com as mesmas caracter\u00edsticas f\u00edsicas e funcionais. Na determina\u00e7\u00e3o do valor final do im\u00f3vel, devem ser consideradas, designadamente, a deprecia\u00e7\u00e3o em fun\u00e7\u00e3o da sua antiguidade, estado de conserva\u00e7\u00e3o e estimativa de vida \u00fatil, bem como as margens de lucro requeridas.<\/h6>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8b93b2b elementor-widget
